What is the name of the Condominium association?

The Association of Landmark Condominium, Inc.
What are my voting rights in the Condominium Association?

Each unit owner shall be entitled to one (1) vote as a member of the Condominium Association (see Article III of the Article of Incorporation).
How much are my assessments to the Condominium association for my unit type and when are they due?

The monthly sum for each A-type unit is $388.36; for each B-type unit is $473.29; for each C-type unit is $546.58; for each D-type unit is $652.75; and for the Bayview unit is $545.21. Monthly unit assessments are due by the 1st of each month.
Are any utilities included with the monthly unit assessments?

Yes. Water, sewer, trash, HD cable, high-speed internet and pest control are covered by the monthly unit assessments.
Do I have to be a member in any other association? If so, what is the name of the association?

No. Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually? A: None.

Is the Condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000.00? If so, identify each such case.

What restrictions exist in the Condominium documents on the leasing of my unit?

An owner of a unit may not rent any interest in the unit for a period of less than ninety (90) consecutive days. No prior approval is necessary to least a unit. Owners and/or rental entities are required to provide a Tenant Information Sheet to the Association Office prior to each tenant’s occupancy of a Condominium unit. All tenants are required to register with the Association Office upon receipt of occupancy of a Condominium unit.
How many units are in the Condominium?

141 units (spread across approximately 7 acres and 33 buildings).
How many phases were in the construction of the Condominium? Is the project subject to additional phasing or annexation?

The Condominium was constructed in one (1) phase. No additional phasing or annexation is required.
Have all units in the Condominium been sold by the developer and conveyed to the Membership?

Yes.
Are the Condominium units sold as leasehold or fee simple?

Fee simple.
Are the Condominium units and/or Common Elements located in a Flood Zone?

Yes. All Condominium units and Common Elements are located within a Flood Zone.
Is Flood Insurance included with the monthly unit assessments? Is Wind/Hazard Insurance included with the monthly unit assessments?

Yes. Flood Insurance for 100% of replacement cost is included with the monthly unit assessments. Yes. Wind/Hazard Insurance for 100% of replacement cost to the unfinished sheetrock within the Condominium units.
Do unit owners have sole ownership and the right to use the project amenities and Common Elements?

Yes.
Are there any pet restrictions?

Yes. No more than two (2) pets are allowed per unit. No dogs over twenty-four (24) pounds are permitted on the property, and this applies to ALL dogs on the property belonging to owners, tenants, owners’ guests, and tenants’ guests. Further, owners, tenants, owners’ guests and tenants’ guests are required to keep their dogs on a leash at all times while on Landmark property, including utilizing the Common and Limited Common Elements and are required to pick up their pets’ excrement.
Are there designated parking spaces?

Yes. All one (1) and two (2) bedroom units receive one designated parking space per unit, and three (3) bedroom units receive two (2) parking spaces per unit.
